ID1 and ID2 forms may be required for identity verification when carrying out certain land/property transactions. Centrally located in Erdington, Birmingham, GB Law can provide this service to both individuals and businesses for a pre-agreed fee.
What are ID1 and 1D2 forms for identity verification?
These are Land Registry forms used for identity verification when transferring, mortgaging or selling a property if a solicitor/conveyancer is not being used for the transaction:
ID1 – used by individuals.
ID2 – used by companies or organisations.
They are used to prevent fraud during the transaction by showing that all parties have been identified by a solicitor, Chartered Legal Executive or conveyancers.
When do you need an ID1 or ID2?
If you are not using legal representation during a property transaction, you will need an ID1 or ID2 to transfer a property, register/unregister a property, discharge a mortgage or add/remove someone from the title deeds.
If you are acting as a company director/authorised signatory for a business during a property transaction, you will also need to use these forms.
It is the role of your solicitor to prove your identity to the HM Land Registry.
How do we help?
At GB Lawyers, you will find our service provided by friendly, attentive and professional staff. During the appointment, we will do the following:

- Complete Section A of the ID1 or ID2 form.
- Complete Section B of the ID1 or ID2 form.
- Certify your photograph.
- Sign, stamp and date the form. This confirms your identity.
You will then be presented with the ID1 or ID2 form to submit to the HM Land Registry.
What you need for the appointment
When arriving for your appointment, be sure to bring with you a passport or photocard driving licence and two passport-size photos. You will also need a utility bill or bank statement to show proof of address, not more than three months old.
